Application

Rental Policy

Fair Housing: We are an Equal Opportunity Housing Provider. We comply with Federal, State and Local Fair Housing Laws. We do not discriminate against any person because of race, color, religion, sex, handicap, familial status or national origin.

Applications

Each application must be filled out completely and truthfully, and submitted with a non-refundable Application Fee of $35. This fee is per person. All occupants 18 years or older must complete an application. Co-signers, if needed, must also pay the $35 Application Fee. We do not accept comprehensive reusable tenant screening reports (CRTSR).

Lease Terms, Deposits & Fees

All our complexes rent on a Month-to-Month basis. The total of Deposit & Fees is $500. $200 is a non-refundable fee. The remaining $300 is refundable after 12 full months of residency, refunded after move out. Any cleaning above normal wear & tear will be deducted from the refundable deposit.

Acceptance Policy

Income

Written verification of income that equals three (3) times the monthly rent per household will be required along with supporting documents such as:  

  • Two most recent pay stubs or a letter from employer
  • Signed offer of employment on company letterhead with hire date, salary and start date 
  • Prior year’s tax return
  • Most recent bank statements showing a balance equal to 3x the monthly rent for 12 months
  • SS Verification
  • Retirement pension statement
  • Proof of financial aid which includes housing
  • Other documents may be accepted as they pertain to proof of income

Rental History

  • A minimum of 12 months of rental history will be reviewed.  In the absence of rental history, a co-signer may be needed
  • Evictions within the past five (5) years will be denied.  Any debt owed to a previous management company/landlord must be paid in full before an application can be approved
  • In the case of previous or current home ownership, proof of payment history should be reflected in credit report

Credit

  • Favorable credit is required
  • Open bankruptcies will be denied
  • Debt to previous property management companies/landlords must be paid in full before an application can be approved  

Criminal

Management will screen for criminal history.  Criminal history may be a basis for denial of an application.

  • Failure to disclose or falsify an application will result in denial
  • Criminal history will be evaluated based on nature of conviction, severity, age at conviction and history since conviction  
  • Sexual related offenses for any time period

Identification

  • Must be able to provide 2 forms of I. D.  (1 photo I.D. required)

Co-Signers

We accept co-signers that can show all of the above qualifications
and the ability to cover their own expenses plus your rent, if needed.
Co-signers must also apply and pay $35 Application Fee.

When evaluating an application, we consider all aspects of the information
provided. We are looking for people who will respect their neighbors, our
property, pay rent on time and appreciate the value and service we offer.
